How many apartments and what types?+
35 homes, structured as: 7 studios from 25.62 m², 14 one-bedroom flats from 45 to 50 m², 14 two-bedroom flats from 60 to 66 m². The full availability and price grid is shared on request.
Where exactly is the programme located?+
Route du Vin (departmental road D64), 57480 Contz-les-Bains, in the Moselle region of France, 30 minutes from Luxembourg City and 15 minutes from Schengen. The 3,278 m² plot sits between the village and the vineyard slopes.
When will the programme be delivered?+
Delivery is scheduled for Q4 2028. You can reserve now and lock in your unit at the launch price.
How many parking spaces?+
77 spaces in total: 12 closed garages (purchase option), 10 covered ground-floor spaces and 55 secure outdoor spots. Every apartment includes at least one dedicated parking space.

Buying off-plan (VEFA)

What exactly is a French VEFA off-plan sale?+
VEFA is the purchase of a property from plans, framed by articles L. 261-1 and following of the French Construction and Housing Code. You become the owner as construction progresses and benefit from strong specific guarantees.
What is the payment schedule (calls for funds)?+
VEFA in France follows a regulated schedule: 5% on reservation (held in escrow by the notary), 30% on completion of foundations, 35% on watertight stage, 25% on completion of partitions and joinery, 5% on delivery. You only pay for what is built; the rest is funded by the developer, under bank guarantee.
What if the developer goes bankrupt before delivery?+
The financial completion guarantee (GFA), mandatory in VEFA, is issued by a bank or insurance company. It guarantees that the residence will be completed on time and at the agreed price, whatever happens to the developer. The GFA contract is provided to you before notarial signing.

What guarantees cover a new home in France?+
Three mandatory guarantees stack: perfect completion (1 year) — all defects reported on delivery or during the first year; biennial (2 years) — separable equipment (shutters, doors, taps, heating); ten-year (10 years) — structural soundness and inseparable elements (shell, waterproofing, structure). The building damage insurance, taken out by the developer, also lets you have repairs done quickly without waiting for a court decision in the event of a dispute.
Are the surfaces in the plans contractual?+
The surfaces shown on this site are indicative. Only the surfaces stated in the reservation contract and then in the deed of sale are binding. A tolerance of ±5% is standard; beyond that, the price is adjusted proportionally.

Rental

Investing: Pinel, LMNP

Is the programme eligible for Pinel?+
Yes (subject to the zoning in force at delivery). The Pinel scheme provides an income-tax reduction of 9 to 14% of the purchase price, spread over 6, 9 or 12 years, in exchange for a commitment to unfurnished rental at capped rents and tenant income limits. We will provide the parameters applicable to your unit.
What about LMNP (non-professional furnished rental)?+
The LMNP status is particularly attractive for studios and one-bedroom flats intended for furnished rental to cross-border workers. It allows depreciation of the property and furniture, significantly reducing the tax on rental income. Our team can put you in touch with a specialised accountant.
What is the rental demand in Contz-les-Bains?+
Very strong. The proximity of Luxembourg (30 min) attracts young cross-border professionals — often as couples or in shared accommodation — and families who prefer to rent before buying. One- and two-bedroom flats are taken within days in the Apach / Sierck-les-Bains / Contz-les-Bains area.

How long does it take to get to the Kirchberg?+
Around 30 minutes by car via the A31 motorway, or via the D654 through Schengen. Apach station (5 min by car from the programme) offers direct services to Luxembourg City. Morning and evening lines are busy but reliable.
Will my Luxembourg income be taxed twice?+
No. The bilateral France-Luxembourg treaty stipulates that your salary income is taxed in Luxembourg. It is reported in France for the application of the effective rate, but does not generate double taxation.
Can I get a French mortgage with a Luxembourg salary?+
Yes — most regional banks (BPLC, Crédit Agricole, BNP, Banque Populaire) handle the cross-border profile routinely. The EUR-EUR exchange is not an obstacle. Plan for around 6 months of Luxembourg payslips and 2 years of seniority for the best rates.

Reservation and process

How do I reserve a unit?+
Three simple steps: 1) you fill in the contact form or call us. 2) Personal meeting (in person or by video) to validate your project. 3) Signing of the reservation contract at the notary's office with a 5% deposit in escrow. You then have a 10-day legal cooling-off period (French SRU law).
What costs should I budget on top of the unit price?+
Mainly the reduced notary fees (≈ 2-3%), specific to new-build VEFA purchases, and the bank costs related to the loan (guarantee, borrower insurance). No agency fees: you deal directly with the developer.
